Mortgage advice from people who look at more than the mortgage

A broker finds you a rate. That's a useful job, and if a rate is all you need, a comparison site will get you most of the way there.

The harder question is what the borrowing does to everything else.

Whether a longer term costs you more than it saves. Whether stretching now means working three years past the date you'd planned to stop. Whether the payment still works if one of you goes part-time, or the business has a thin year, or rates move again.

Our mortgage advisors sit in the same offices as our financial planners. So when you ask what you can borrow, you get an answer that accounts for the pension, the school fees, and the retirement you're aiming at.

Buying, moving, or coming off a fixed rate

First property. Deposits, affordability, and which lenders take your income seriously if it comes from self-employment, bonuses, or more than one source.

Moving. Porting, bridging the gap between sale and purchase, and how much the move really costs once stamp duty and fees are in.

Coming off a fixed rate. The single most expensive thing you can do is nothing. Roll onto a standard variable rate and the payment jumps, quietly, for as long as you leave it. We start the conversation before the rate ends, not after.

Borrowing thatdoesn't fit a form. Self-employed income, contract work, company directors paying themselves in dividends, older borrowers, complex assets. High street lenders have narrow rules. We know which lenders read a case properly.

We can get you the loan. The question is whether you should take it.

Access to lenders is table stakes. Every broker has it, including the ones who'll process your application without asking what it does to the rest of your life.

Sometimes the right advice is a smaller loan than you qualify for. Sometimes it's waiting eight months. Sometimes the house costs more than the price on it, once you count what you'd give up to have it.
